In Novosibirsk, the demand for secondary housing increased by 81% over the year, while the supply rose by 68%; the average price per square metre increased by 5%. More than a third of home buyers preferred two-room flats, VN.ru reports.
As for the structure of demand for different types of secondary residential real estate, 38% of buyers preferred two-room flats, 36% one-room flats, and 18% three-room flats. It is noted that there is a difference between the secondary segment and the market for new buildings, where a large share of buyers’ demand falls on one-room flats and studios.
It was also found out that the average cost per square metre of housing in Russia in the secondary market grew steadily throughout the year. In Novosibirsk, this figure increased by 5% and amounted to 69,836 rubles per square metre. In addition, the preferential mortgage programme was extended until the summer of 2021. Since the number of properties offered for sale is not growing yet, the owners are now presented with a good time to sell their secondary real estate at a record high price.
